LOOKING FOR A NEW HOME?

My name is Richard Fletcher and my company Tri-Lakes Home Inspections serves the northern Adirondacks of New York from Plattsburgh, Malone, Saranac Lake, Tupper Lake, Lake Placid, Keene Valley and every place in between. I am a licensed New York State home inspector and have been involved with homes and the construction trades for over 35 years.   I strive  to perform a home inspection that both  buyers and sellers  can be confident in.  Adhering to New York State Standards of Practice, I  methodically go through your house pointing out areas of concern as well as good points. A home inspector brings a different perspective to the inspection process observing things that would not be obvious to the ordinary  home buyer. Many problems are minor and can be taken care of with minimal cost or by the homeowner. Others can be extremely costly. In any case the inspection process gives the potential home-buyer a clearer, more transparent view of  the condition of the house and what they are getting for their money.

WHY A BUYER SHOULD CONSIDER HIRING TRI-LAKES HOME INSPECTIONS?

Buying a home is one of the greatest financial commitments most people will make in their life.  This commitment needs to be supported by information about the real cost of the home which is actually the purchase price plus the cost of  fixes needed. Giving the buyer this information is what the home inspection process is all about.

WHY THE SELLER SHOULD CONSIDER A HOME INSPECTION?

A home inspection can also give you a leg up in selling your home. Cost effective repairs can be done and a full disclosure on the condition of the house can be made.  Both you and your realtor can be more confident when the buyer brings in their own home inspector.

PRICING

We charge $299.00 for a residential inspection and written report on most homes up to 2500 square feet.  For potential home-buyers on a budget, we offer an alternative option comprised of a walk-through inspection, done with the same attention and care, but without a written report. The cost of this alternative review is $150.00.
